Courses Focused on Foreclosure and Community Stabilization Challenges
As part of our effort to help mitigate the effects of the foreclosure crisis, NeighborWorks America is focusing on developing tools and training to empower local governments and nonprofits evaluate approaches and tailor responses to the increase in foreclosures and real estate-owned (REO) properties.
AH293 REO Solutions: Strategies for Selling or Leasing REO Rehabbed Properties
This course will address how to determine if the market is adequate for reasonable return on the property, and what marketing and sales strategies are best. The alternative of lease-purchase arrangements will also be presented, along with strategies for administering that process.
AM230 Property Management for Scattered-Site Rental Housing
This course is designed to help the participant identify ways of mobilizing and adapting a management operation to effectively monitor the operational performance of a scattered-site real estate portfolio. Participants will examine the different property management options available to best meet their organization's needs, and learn about the specifics of managing REO properties.
NR231 Stabilizing Neighborhoods in a Post-Foreclosure Environment
This course includes timely information on five distinct types of foreclosed homeowners, each of which has different implications for restoring neighborhoods of choice. The course equips participants to access and better understand local data on housing markets and other indicators of neighborhood distress due to foreclosures. You will also learn strategies for foreclosure mitigation and neighborhood stabilization. This course enables participants to begin designing customized interventions best suited to their own neighborhood housing markets.
NR275 Marketing Strategies to Support Your Neighborhood Stabilization Work
In this course you will learn marketing approaches for internal and external audiences and how to attract residents, other nonprofits, realtors and local government to the marketing effort. Please bring your neighborhood marketing challenges for discussion in class!
HO109 Foreclosure Basics
Learn the protocols for counseling homeowners in financial crisis. Default and delinquency will be fully addressed, including ways to maximize income and reduce expenses; calculating delinquencies; understanding the players in the mortgage marketplace; loss-mitigation options for a variety of mortgage products; legal information about foreclosure laws and timelines; tips on effectively communicating with lenders and servicers; and understanding homeowner and lender rights and obligations found in loan documents.
HO202 Making Home Affordable: A Breakdown of Program Components
Having a solid understanding of the components of the Making Home Affordable Program (MHA) is crucial for delivering effective foreclosure intervention counseling in today's marketplace. Designed for both seasoned and novice foreclosure intervention counselors, this interactive course provides detailed information on the MHA program.
HO307 Advanced Foreclosure: Case Study Practicum
This case study analysis course examines a variety of mortgage default scenarios and potential foreclosure avoidance strategies. Participants will engage in participatory exercises that will allow them to practice loss mitigation and loan workout strategies and techniques as well as effective client counseling skills. Participants also learn how to navigate the lender's shop effectively.
HO321 Developing Effective Loss Mitigation Negotiation and Sales Skills
This two-day advanced class takes an in-depth look at how a finely tuned loss mitigation plan is presented to a servicer/investor, and what negotiation and sales skills should be employed in order to achieve an outcome favorable to the client. This course features role play, case studies, and negotiation tactics necessary to develop a wide variety of foreclosure intervention plans. Whether or not you've had sales and/or negotiation experience in the past, this course will prepare you to overcome objections the servicer may have when presented with a loan modification request.
HO345rq Foreclosure Intervention and Default Counseling Certification, Part I
This rigorous, in-depth course covers critical elements of the default and foreclosure process as well as loss mitigation options for prime and sub prime loans. Participants will engage in exercises and utilize case studies which will sharpen their negotiating skills with servicers and improve their counseling methods with clients.
