NeighborWorks Capital

NeighborWorks CapitalAbout NeighborWorks Capital:
NeighborWorks Capital (“NC”) is a national community development financial institution (CDFI) founded by members of the Multifamily and Rural Initiatives in the NeighborWorks Network. NC is a nonprofit loan fund based in Silver Spring, Maryland, and governed by a nine-member Board of Directors, with two-thirds of the board being CEOs of NeighborWorks organizations.

About Our Customers:
They are productive NeighborWorks organizations that are in the real estate development line of business. Located across the country in urban, suburban and rural communities, they are creating and preserving affordable rental housing, affordable home ownership, and commercial projects.

Our Goal:
To be relevant, responsive, flexible, and timely by providing the right loan products, on the right terms, to match our customers’ project goals.

Our Strength:
We understand your projects and your borrowing needs. NC’s experienced team has decades of experience in affordable housing development and financing. We are creative and can bring solutions to today’s challenges. We make decisions quickly to meet your deadlines and get your loan closed cost effectively.

Our Loan Committee is made up of your NeighborWorks organization peers and community development bankers, not investors! We are able to subordinate and can do some unsecured lending. We have nationwide relationships with several community development lenders that work creatively and collaboratively to meet your projects’ financing needs. That is why we have dozens of repeat customers!

Our Impact:
Since 2000, NC has loaned $63 million to start 195 important community projects allowing NeighborWorks organizations to assemble over $1.2 billion in permanent financing (19:1 leverage) with bank, government and philanthropic partners. With NC’s capital, these 77 NeighborWorks organizations have built or preserved 8,111 units of rental and for-sale housing and 425,000 square feet of commercial space.

Current Loan Products:

  • Pre-Development: To assist with early project costs on a unsecured basis
  • Interim Development: For funding pre-development and acquisition
  • Mini-Perm: Enables projects to achieve sustainability and preserve affordability while borrower can pursue permanent financing
