About Mixed-Income Housing
   
Row of town homes with families outsideMixed-income housing offers great benefits to residents, neighborhoods and owners. Financially and socially, mixed-income properties may prove to be a more sustainable approach to multifamily housing. However, this approach poses many questions especially when we add the challenge: How DO we reach households with incomes under 30 percent of area median?
 

The NeighborWorks® Multifamily Initiative Symposium encouraged an active dialogue between participants and panelists about mixed income properties and the best ways to reach America's lowest income families. Experienced practitioners from across the affordable housing field, including developers, lenders, equity providers, community planners, representatives from state housing agencies and public housing authorities, and others, discussed the following questions and more:

  • How does "mixed income" apply in different communities? It's certainly not one-size-fits-all!
  • Do these properties require different management strategies in marketing, maintenance, resident services, property design, and/or community building? How does this affect underwriting?
  • Are capital grants more cost effective than section 8 vouchers?
  • How well do our existing finance tools "fit"? What changes need to be made? Are modified subsidy approaches needed?

Proceedings of the day are published on this Web site. The NeighborWorks Multifamily Initiative was honored to host this participatory discussion among experienced practitioners (panelists and participants) exploring strategies to promote sustainable excellence in our affordable housing stock.
